Hawthorne 2 HOA Covenant Changes - Need Homeowners' Vote by April 25, 2025

The Hawthorne 2 HOA Board of Directors is requesting your 'Yes' or 'No' vote for proposed content to our covenants designed to better manage the renting of homes.  Over the last year multiple residents have approached the board with a concern about a property within our HOA being used as a short-term rental. We also heard from our city council ward representative about local issues with group homes residing within neighborhoods. The board researched and shared a preliminary proposal at the annual meeting in November where we received additional feedback that has been incorporated into the final version now being routed to all HOA members for a vote.  The changes are intended to help protect our homeowner's security and property values.

Two documents have been included to inform you of the proposal. There is a summary document called 'Things to Know' and the second is a snapshot of the actual content that will be inserted into the covenants. Click on the links below to view PDFs of both documents:

Hawthorne II Homeowners’ Association Meeting Minutes

October 11, 2022

Meet at Cherilyn’s House (7:30 pm) 118 Hawthorne Lake Dr and Zoom meeting

Capital Improvements

Refreshing landscaping on south side of the dam and at Inglewood entrance – complete.
Jeff purchased low-voltage lights to replace at the dam area, just need to install them – will install this wknd

Joe Bierbaum estimate on replacing the damaged inlets on north side of lake $6k includes additional drainage, board approved moving forward to complete the work this fall.

The signs powder coating is complete and reinstalled. The work on the railings is now also complete.

Maintenance

New construction in Acres – first needed action is Cooks’ need to sod their yard. Total 4 homeowners need to take some action to fully remediate the situation. Situation is done for now.

Basketball court issues at 2 Weaver – Don R will follow-up with the owners as the current configuration was not approved by the board and is disruptive to the neighbors. Tall light hasn’t been on and appear to be waiting on a new light to install over the goal.

Geese Deterrent – results continue to be good using Goosinator periodically, will purchase 2 additional batteries Dues Litigation update – liens have been filed for the 2022 dues.
The annual meeting will be November 9th at Parke Hotel and online via Zoom at 630 pm

Financials

The new PO box is 521.

Review Budget and expenses – no unusual expenses this month. One of the CDs is renewing.

Next meeting is the annual meeting on November 9th
