Hawthorne II Homeowners’ Association Meeting for August 13, 2025

Security on Common Grounds – Multiple members on the board volunteered to assist with the research & installation of security cameras. We currently have two cameras installed & have been reviewing pictures of people fishing after dusk. After a lengthy discussion a decision was made to expand the number of cameras. Goal is to have a camera by each lake entry point and possibly on the northwest corner of the lake where the lighting is not as good. We would like to use existing structures & power sources where available (saves expenses). If not available, we will research using a light pole that provides extended lighting as well as a power source and elevation for a camera.
When a photo is captured of an unidentified person breaking the covenants, the usage of a tiered social media approach to identify person and communicate covenants to them was discussed. We will consider this in September and work out the details.
Decision was made to pursue the membership option to help us identify residents vs. trespassers. Don will start putting together documents to implement the cards and covenant updates.
Protecting our control panels – There are two control panels on the lake property that we would like to pursue improving the safety (electrical) and protection (vandalism) of those controls. We can consider this topic as a capital improvement for 2026. Ideas varied from 4 fence walls with gate to a small shed-like structure.
Irrigation system (start planning for replacement of controllers) – Toni requested updates from Curt Feucht Services, LLC. Current system is dated but operating well.
Maintenance - Jeff is managing the maintenance needs and has an upcoming walk around to have our fall items (tree and stump removal) addressed within the next month or so.
Lighting – Jeff will work with Mark regarding budget needs to fix the current entrances (Woodbine, Inglewood) low voltage lighting problems & complete the low voltage lighting at Acres. The other 2 (Baywood & Waterfall) estimates will be considered for 2026 capital improvement projects. A copy of the proposal will be shared.
We will install monument lights at 1 entrance to validate look/function. If deemed acceptable we can, order and install remaining lights.
Operations
Operations Manual updates have been made & a few changes suggested during the meeting. Now that the document is nearly complete, Cherilyn will research ways for the board to have online access (other than DropBox which is not working well for us)
Landscaping Plan – Walter will complete a walk around, work with Jeff to create a high-level plan.
Dam Inspection Update – Don has called Farnsworth Group to initiate Dam Inspection. Should have a proposal in a week or so. Target date for completion is late September – October
Traffic calming signs will be installed soon, been on backorder since late July. Toni will follow up.
