Hawthorne 2 HOA Covenant Changes - Need Homeowners' Vote by April 25, 2025

The Hawthorne 2 HOA Board of Directors is requesting your 'Yes' or 'No' vote for proposed content to our covenants designed to better manage the renting of homes.  Over the last year multiple residents have approached the board with a concern about a property within our HOA being used as a short-term rental. We also heard from our city council ward representative about local issues with group homes residing within neighborhoods. The board researched and shared a preliminary proposal at the annual meeting in November where we received additional feedback that has been incorporated into the final version now being routed to all HOA members for a vote.  The changes are intended to help protect our homeowner's security and property values.

Two documents have been included to inform you of the proposal. There is a summary document called 'Things to Know' and the second is a snapshot of the actual content that will be inserted into the covenants. Click on the links below to view PDFs of both documents:

Hawthorne II Homeowners’ Association Meeting Minutes

Capital Improvements
Reminder of our Focus areas for 2023:

  • Upgrade/Refresh landscaping around the lake and entrances – still waiting on estimate
  • Monitor Security camera options for our subdivision(s) – no change
  • Paint light posts around the lake – Will is mostly done, just a few to finish
  • Build an Operations Manual for the H2 HOA Board – Don R sent first draft to board members
  • Assist Homeowners on the best ways to report bad behaviors of fellow neighbors – discussed new complaints

Priority of projects (per April meeting)

  • Property maintenance – new irrigation pump being installed, Woodbine waterfall reservoir needs leak repaired
  • Purchase Goosinator box, lock, other – box assembled and on-site, need combo lock and secure the box as well as create sign up genius list for volunteers to help out
  • Paint light posts around lake – update above, nearly complete
  • Clean entrances (monuments) from overgrown bushes and trees, etc. – Jeremy completed
  • Spruce island on west end of Windsong – waiting on estimate from Jeremy
  • Run new electrical wire to median entrance at Acres – approx. $5k for new wire install, tabled
  • Build Operations Manual (ongoing) – Cherilyn will take a stab

Maintenance

Vote to add Toni Wudtke to our board – motion passed unanimously

Update on Legal activity – Questionable if we can collect 2023 dues thru a new lien for on the sole unpaid property that is in foreclosure process

Update on Goosinator storage and access. Storage unit in place, needs anchored and power cord. Cherilyn will discuss volunteers at condo annual meeting

Health of the lake – Cherilyn will contact Bill Hancock for another chemical treatment for the algae

Basketball court light – new over-goal light has been installed

Financials

Financial monthly update – down to only foreclosure house as unpaid 2023 dues

Next meeting is on July 12th
