Hawthorne 2 HOA Covenant Changes - Need Homeowners' Vote by April 25, 2025

The Hawthorne 2 HOA Board of Directors is requesting your 'Yes' or 'No' vote for proposed content to our covenants designed to better manage the renting of homes.  Over the last year multiple residents have approached the board with a concern about a property within our HOA being used as a short-term rental. We also heard from our city council ward representative about local issues with group homes residing within neighborhoods. The board researched and shared a preliminary proposal at the annual meeting in November where we received additional feedback that has been incorporated into the final version now being routed to all HOA members for a vote.  The changes are intended to help protect our homeowner's security and property values.

Two documents have been included to inform you of the proposal. There is a summary document called 'Things to Know' and the second is a snapshot of the actual content that will be inserted into the covenants. Click on the links below to view PDFs of both documents:

Capital Improvements
Reminder of our Focus areas for 2023:

  • Upgrade/Refresh landscaping around the lake and entrances – Jeremy providing soon a cost estimate to Jeff
  • Monitor Security camera options for our subdivision(s) – no change
  • Paint light posts around the lake – Will is waiting on weather to improve to get started
  • Build an Operations Manual for the H2 HOA Board – Don R will send Cherilyn some thought starters
  • Assist Homeowners on the best ways to report bad behaviors of fellow neighbors – no change

Priority of projects (per April meeting)

  • Property maintenance
  • Purchase Goosinator box, lock, other – box assembled and on-site, need combo lock and secure the box as well as create sign up genius list for volunteers to help out
  • Paint light posts around lake – update above, moving forward as weather cooperates
  • Clean entrances (monuments) from overgrown bushes and trees, etc. – Jeremy will do next week
  • Spruce island on west end of Windsong – waiting on estimate
  • Run new electrical wire to median entrance at Acres – will ask Masters Bros for estimate when looking at pump
  • Build Operations Manual (ongoing) – Cherilyn will take a stab

Maintenance

Update on Legal activity – largest outstanding debt has been paid, Allen needs to remove liens. Waiting for response from Allen about whether to add liens for the two properties that haven’t paid 2023 dues

Any landscaping, lighting, pump/fountain, property issues? – Acres irrigation turned on today, Master Bros coming 5/22 to look at pump faulting out that powers the Woodbine entrance fountain

Financials

Annual Dues – Final update – remaining residents to pay; 15 residents used online option
