Hawthorne 2 HOA Covenant Changes - Need Homeowners' Vote by April 25, 2025

The Hawthorne 2 HOA Board of Directors is requesting your 'Yes' or 'No' vote for proposed content to our covenants designed to better manage the renting of homes.  Over the last year multiple residents have approached the board with a concern about a property within our HOA being used as a short-term rental. We also heard from our city council ward representative about local issues with group homes residing within neighborhoods. The board researched and shared a preliminary proposal at the annual meeting in November where we received additional feedback that has been incorporated into the final version now being routed to all HOA members for a vote.  The changes are intended to help protect our homeowner's security and property values.

Two documents have been included to inform you of the proposal. There is a summary document called 'Things to Know' and the second is a snapshot of the actual content that will be inserted into the covenants. Click on the links below to view PDFs of both documents:

 Hawthorne II Homeowners’ Association Meeting Minutes 
August 10, 2022 

Board Member Attendance

Meet at Cherilyn’s House (6:30 pm) 118 Hawthorne Lake Dr and Zoom meeting 

Capital Improvements 

Refreshing landscaping on south side of the dam and at Inglewood entrance – complete. Superior will come out in next couple of weeks to replace any dead plants. Can reassess in spring if anything else doesn’t make it. 

Jeff will research low-voltage options to replace dam area. 

Jeff will follow-up with Joe Bierbaum for an estimate on replacing the damaged inlets on north side of lake. 

The signs are currently in process of being powder coated and next up will be the railings. 

Maintenance 

Geese Deterrent – continues to be low number of geese on/around the lake. 

Sod is going down at the new house in Acres. 

All the fountains are currently functioning as expected. 

The construction project related to the port-a-potty on Woodbine is nearing completion. No further complaints/comments have been received. 

Mark needs to follow-up with David on a draft for new website adding information for the additional associations. 

Don R will follow-up again about the status/complaint of the Weaver Ct. backyard project deviating from what the board approved. 

Mark will follow-up with the county recorder’s office about the owner names on all Hawthorne II HOA parcels and will use the new HOA address once obtained. 

Financials 

Mark had Allen respond to the delinquent resident about handling communication about outstanding debts and the board expects full payment of all amounts due related to collecting the annual dues. 

The board decided to move forward obtaining a PO box to use as an official address for the HOA. Annual cost is $202. 

Review Budget and expenses – little expense activity so far and nothing unexpected.
