Hawthorne 2 HOA Covenant Changes - Need Homeowners' Vote by April 25, 2025

The Hawthorne 2 HOA Board of Directors is requesting your 'Yes' or 'No' vote for proposed content to our covenants designed to better manage the renting of homes.  Over the last year multiple residents have approached the board with a concern about a property within our HOA being used as a short-term rental. We also heard from our city council ward representative about local issues with group homes residing within neighborhoods. The board researched and shared a preliminary proposal at the annual meeting in November where we received additional feedback that has been incorporated into the final version now being routed to all HOA members for a vote.  The changes are intended to help protect our homeowner's security and property values.

Two documents have been included to inform you of the proposal. There is a summary document called 'Things to Know' and the second is a snapshot of the actual content that will be inserted into the covenants. Click on the links below to view PDFs of both documents:

September 8, 2021 

Board Member Attendance

Capital Improvements 

Progress on Bridge project – concrete done, McGraw’s working on rails 

Progress on landscaping projects – Pine trees on west end of berm look dead, Don S will ask Jeremy t 

West fountain finally installed and operating 

Plan and initiate upgrades needed for inlet repairs 

Landscaping (lake, berm, entrances) 

Plant mums at entrance – Jeremy will change out around mid-September 

Clean up – will wait to power wash fountains in spring 

Tree / bush replacement (per available funds) – no current plans 

Maintenance 

Geese Deterrent – need another application 

Dog barking – continues to be better, but still some instances of excessive barking 

Hole on south side of Lake’s apron – Joe will fix 

Home improvements – still appear to be going well with no complaints 

Need to update Acres Covenants – still waiting to begin and need another review for other potential updates like organized group fractional home purchases 

Will consider adding https when we renew site hosting agreement in early 2022 

Addressed new homeowner question about ownership/maintenance of yard drains on easements 

Annual Meeting 

Date set for Wednesday, November 17th @ 6:30 pm and will be online via Zoom meeting 

Need to compile list of accomplishments and capital improvement suggestions 

Financials 

Review Budget and expenses 

Bank merger of Farmers First State Bank and Bank of Pontiac now complete so updating online access 

Next meeting is on October 13th and will be at Cherilyn’s house
