Hawthorne 2 HOA Covenant Changes - Need Homeowners' Vote by April 25, 2025

The Hawthorne 2 HOA Board of Directors is requesting your 'Yes' or 'No' vote for proposed content to our covenants designed to better manage the renting of homes.  Over the last year multiple residents have approached the board with a concern about a property within our HOA being used as a short-term rental. We also heard from our city council ward representative about local issues with group homes residing within neighborhoods. The board researched and shared a preliminary proposal at the annual meeting in November where we received additional feedback that has been incorporated into the final version now being routed to all HOA members for a vote.  The changes are intended to help protect our homeowner's security and property values.

Two documents have been included to inform you of the proposal. There is a summary document called 'Things to Know' and the second is a snapshot of the actual content that will be inserted into the covenants. Click on the links below to view PDFs of both documents:

Hawthorne II Homeowners’ Association Meeting Minutes 
March 10, 2021 

Board Member Attendance

Capital Improvements (per annual meeting) that need to be planned 

Replacing LED lights on remaining two fountains will cost nearly $6k – unanimously approved 

Plan and initiate upgrades needed from the Dam Assessment – nothing needed now after reviewing with Joe Bierbaum 

Inlet Repairs – Any Update from Joe B (Don S) 

Landscaping (lake, berm, entrances) (Fall due to cost?) 

Replacing trees with bushes (nicely landscaped areas) 

Trees at entrance on Woodbine – city will handle, waiting to hear on when and kind of tree 

Geese Deterrent Plans – Jeremy had no concerns with any runoff or other effects. Board unanimously approved moving forward with Jeremy applying Flight Control liquid goose repellant to grass areas surrounding the lake for a total cost around $4k depending on the dosage and applications. 

Goose wire – the cable has been breaking in multiple spots and no longer adds any value inhibiting goose movement so the board voted unanimously to have Joe Bierbaum remove the stakes and cable for an estimated cost of $500-$1500. 

Maintenance 

Any dead or damaged trees that need attention? 

Approved 2 Weaver Backyard pool and landscaping 

Approved H Acres new home plan 

Need to update Acres Covenants – will begin work on a draft this spring/summer 

Schedule Pumps, fountains, landscape, and Irrigation system startup are all lined up 

Financials 

Review Budget and expenses 

Tax Returns complete, reviewed, and will be filed 

Annual Insurance Policy – renewing with State Farm, payment due March 24 

Dues Progress – 1/3 collected as of March 9th 

Next meeting is on April 14th
